Sam Simpson
Sam Simpson is a native of Raleigh, North Carolina. He received his undergraduate degree from the University of North Carolina at Chapel Hill in 1990 and returned in 1992 for his Masters of Business Administration at the at the Kenan-Flagler Business School.
Sam obtained his North Carolina Real Estate Broker’s License in 1996, and began his real estate career with Property Resources in Greensboro, NC. When this company was purchased by CB Richard Ellis in 1997, Sam and co-worker Brett Schulman left to form Simpson and Schulman, now Simpson, Schulman, & Beard.
Sam has handled well over $900 million in sales and leasing, managed $60 million in development, and currently oversees the management of 12 office and industrial properties and two industrial parks.
Sam is an Elder at First Presbyterian Church and currently serves on the boards of The Piedmont Juvenile Diabetes Research Foundation, The Greensboro Historical Museum, and The Children’s Home Society of North Carolina. He has previously served on the board of the Greensboro Country Club, United Arts Council, The Greensboro Gatekeepers Guild, Downtown Greensboro, Inc., The UNC-Chapel Hill Young Alumni Council, and Epsilon of Phi Gamma Delta.
Sam and his wife, Ashley, have three wonderful children. He spends his free time fishing and volunteering in the community.
Brett Schulman
Brett has over 16 years of experience in Southeast Commercial real estate markets and oversees the day-to-day brokerage operations at Simpson, Schulman & Beard. He leads a highly regarded team of specialists focused on Landlord Representation for office and industrial assets as well as investment sales. Since entering the Commercial real estate profession his pro-active marketing expertise has led his team to produce value enhancing lease transactions totaling nearly $1 billion for property owners throughout the Carolinas and Georgia Markets.
Brett entered the field of commercial real estate after successfully making the transition from corporate banking. He is a native of Asheville, North Carolina, and graduated from Wofford College.
In 1998, Brett and co-worker Sam Simpson left CB Richard Ellis to form Simpson & Schulman, now Simpson, Schulman, & Beard. Since inception, this company has handled well over $900 million in sales and leasing, managed $60 million in development, and currently oversees the management of 12 office and industrial properties and two industrial parks.
Brett is currently an active member of Temple Emanuel and Greensboro Sports Council, and is the past President of the Greensboro Sports Council. He has served in the past as board member of Temple Emanuel, United Arts Council, The Greensboro Public Library Enrichment Foundation, and 2004 & 2005 Co-Chairmen of the Little 4 Basketball Tournament.
Brett and his wife Laura, have two children. He spends his free time transporting his children sporting events and attending their games, playing an occasional round of golf. He enjoys volunteering and giving back to the community.
Richard Beard
Richard is a native of Greensboro, NC where he currently resides with his wife and two children. A graduate of Greensboro College, Richard began a successful career in economic development in 1993 with the Roanoke Valley of Virginia Economic Development Partnership, later becoming the Senior Project Manager for Economic Development with Forward Guilford (Greensboro, NC), now known as the Greensboro Economic Development Alliance (GEDA).
In 1999, Richard moved into the private arena of economic development as a site location consultant, assisting various companies with location strategies for new facilities, costs analysis for such locations and negotiations on behalf of clients for financial assistance from state and local governments and other sources. Richard has assisted both domestic and international companies such as Jacuzzi Whirlpool Bath, Dynax America, RF Micro Devices, VF Corporation, Unilin Flooring, FedEx, Gildan Activewear, Essel Propack, Money Mailer, Old Dominion Freight Lines, LabCorp and others. His economic development experience spans into many different states and communities throughout the United States.
Richard brings experience in incentive negotiation, location analysis, governmental relations and real estate brokerage that enable clients to maximize location decisions and expedite the project timeline.
Richard joined Sam Simpson and Brett Schulman (formerly Simpson & Schulman Commercial Real Estate) to form Simpson Schulman & Beard in 2005. He has been active in commercial real estate since 1999. Richard’s community involvement includes serving on the boards of the Greensboro Sports Council (Past President), Greensboro Host Committee (Chairman), the War Memorial Coliseum Commission, NAIOP and Greensboro Partnership Committee on Regionalism. Outside of work, Richard enjoys spending time with his family, serving community initiatives and playing golf.
